![]() Modular HomesModular homes are defined as “being constructed of pre-made parts and unit modules.” There are many similarities between manufactured homes and modular homes. They are both structures built in the factory, meant for residential use, and transported to the site where they are assembled. However, the similarity ends here. Manufactured homes are usually towed to the sites where they are to be installed while modular homes are brought there on flatbed trucks. This is because manufactured homes have axles and automotive-type frames which are usually absent in modular homes. Some times modular homes do have these axles and frames but they are removed before the home is installed unlike in manufactured homes. Also modular homes must adhere to the building codes for the locations where they are erected, unlike manufactured homes. They are also known as factory-built homes or panelized homes. Modular homes are increasingly becoming indistinguishable from their traditional counterparts and this change is expected to usher in a boom in the modular homes industry. More and more manufacturers are turning to introducing modular homes in their portfolios. Those who argue in favor of modular homes put them on par with traditional residences. They insist that there is nothing that is found in regular residences that cannot be incorporated into a modular home. Also modular homes come at much cheaper prices than traditional homes. This is mainly due to the fact that they are built inside a factory which cuts down on things like weather constraints during construction. Many people are under the notion that modular homes are nothing but boxy constructions with no scope for innovation and creativity. Contrary to this belief, modular homes today can be built to any specification and any size. It could be a split-level ranch or a grand two-story home. You can choose to have a hot tub or a whirlpool bath installed as well as granite countertops for the kitchen. Once you make up your mind that a modular home is right for you there are a few things you should keep in mind. Select a manufacturer who you think might meet your requirements adequately. You could choose to consult with a local builder or developer about this. They are certain to have contacts in the field and could do a good job of directing you to the right manufacturer. Once this is done you can move on to choosing a floor plan that you like. After these things are settled the manufacturer begins construction of the home at his factory. It takes only a couple of weeks to complete construction after this. Then the modular homes are shipped to the site for the house and placed on the foundation and fastened. Next the plumbing and electrical work is done and everything put into place. This is also the time when finishing touches such as trims and other extra fittings are completed. Hence the average time taken before a customer can move into their new home can be anywhere between a couple of weeks to three months.
