Purchasing manufactured homes is a great way to avoid throwing money away on rent, since you will be spending about the same amount as you would be paying a landlord, but your money will be going toward something you will own.

When purchasing manufactured homes, it is a good idea to inspect your potential purchase carefully, and to take someone with you for a second opinion. Unlike traditional homes, there are no brokers involved, and you will need to be “your own broker.” Find a good checklist as you tour manufactured homes and be on the alert for units that seem attractive but which need repair. Pay attention to small detail, since a minor problem could easily turn into a major one if it is neglected. Take your time when looking at manufactured homes and keep in mind that you will have to live in your purchase.

Manufactured homes should come with warranties like most other items. Inspect the warranty and read the conditions carefully. Although it is easier to sell manufactured homes than traditional homes if you are not satisfied there is no guarantee that a buyer will come along according to your time frame. Make sure that you have understood all of the details before signing.

Your manufactured home will be located in a place that is zoned for mobile homes. Inspect the grounds to ensure that the location is convenient and close to stores, schools and other resources you will need. Explore other grounds in your state, especially places you intend to visit frequently.
