Manufactured Homes For Sale

A manufactured home is one built entirely off site and transported to its location in a nearly complete condition. This is in opposition to site-built homes that are constructed entirely on its location and modular homes that are constructed in parts off site then assembled on site.

There are many differences among these three types of housing, but one important difference is that both site-built and modular houses conform to local zoning requirements while manufactured homes confirm to standards set by the U.S. Department of Housing and Urban Development (HUD).

Local Zoning

Before a manufactured home is placed on its location, zoning laws should be consulted. New manufactured homes for sale have the realtors to assist in matching each home with a properly zoned site. A manufactured home comes with a data plate that indicates the zoning standards that the specific home meets. According to HUD “A manufactured home should never be placed in a more restrictive wind, thermal, or roof load zone than that for which it was built.

The same goes for moving the home. Always check the zoning requirements of the desired location as well as the requirements of the state highways that set the standards for the size, weight and width of homes being transported on those highways.

Home Value

Often, the home buyer hesitates when considering manufactured homes for sale because it is thought that other types of homes are a better investment. That may be truer when the manufactured home is placed on a rented site. When a home has a foundation laid on purchased land and is well taken care of, it can increase in value at the same rate as other homes in the area.

Warranties

All manufactured homes for sale in the U.S. should have a seal certifying that the home has been inspected and meets the federal standards for construction and safety. The federal standards, set by HUD, regulate the design, construction, strength, durability, fire resistance and energy efficiency and sets performance standards for heating, plumbing, air conditioning and electrical systems. It also requires that the new owner receive an owner’s manual.

Besides the basic federal warranty, the manufacturer also issues a warranty covering the home’s workmanship, factory-installed plumbing, heating, electrical systems and appliances. Like manufacturers’ warranties in other fields, they probably won’t cover the problems that result from accidents, negligence by the owner, unauthorized repairs or other types of installation or maintenance not approved by the owner’s manual.

The retailer of manufactured homes for sale may also offer warranties saying that all standards have been met and the required inspections have taken place. The individual appliances installed in the home may come with warranties as well. According to the Manufactured Housing Institute, the purchasers of manufactured homes for sale should Ask to see all warranties in writing. Make sure you understand who offers the warranty, who performs the service, and what is and is not covered before selecting and buying your manufactured home.
