Manufactured Mobile Homes

Manufactured mobile homes are defined as “housing units built in factories, and then taken to the place where they will be occupied.” These homes are less expensive than traditional homes and are usually found in rural areas or high-density developments. Manufactured mobile homes can be found in trailer parks or mobile home parks as they are sometimes known. These houses are placed in one location but retain the ability to be moved at the will of the owner.

Manufactured mobile homes could be single-wides or double-wides. The former are sixteen feet or less and can be towed to their locations as a single unit while the latter are at least twenty feet wide. They have to be towed in two pieces when they are ready to be set down on the foundation. Other less common type of manufactured mobile homes are triple-wides. There are still bigger homes also available and custom built.  These types of manufactured mobile homes were initially targeted at people with a lifestyle that demanded plenty of mobility. The popularity of mobile homes is thought to have first begun in the 1950s when mobile hoes were touted as a form of inexpensive housing which could be left in a location for a long time or even permanently installed on a foundation.

Soon, the size of the mobile homes increased to ten feet which helped differentiate between the mobile homes used when camping and those used for living on a long time basis. As the years went by, the size of manufactured mobile homes kept increasing to its current dimensions. One significant difference between the mobile homes three decades ago and those today is that their resale value then was pretty low compared to what it is now. This was one reason people hesitated while investing in manufactured mobile homes.

Over the years the legal issues regarding manufactured mobile homes have also seen numerous changes. Initially these were taxed as vehicles and not real estate which translated into low property taxes. Though this was beneficial to the owners it was not a feasible proposition for the governments and this led to redefining of certain laws. This has led to the zoning restrictions currently in place in all states and localities throughout the US. Certain places allow only the single-wide housing units while others limit the number of manufactured mobile homes allowed on a particular lot.

Currently the manufactured mobile homes are governed by the voluntary industry standards introduced in 1970 and are enforced in 45 of the 48 states. The homes are available in a variety of floor plans and every conceivable appliance and luxury can be incorporated in them at a price. The facilities afforded to the buyer are dependent on the builder or dealer who will deliver the manufactured house. So it is essential to get a builder who can understand your requirements and help you fulfill them. Whatever extras you choose to put in your home, it is sure to turn out to be less expensive than a regular home with all the fittings in place.
