![]() Mobile HomesPeople have been using what we currently call mobile homes for many, many decades. However the styling and function has evolved greatly since their inception. From the earliest travel trailers to the spacious, luxurious homes of today, these houses on wheels have been a large part of American culture. In the early 1930’s, travel by car was fast becoming a popular pastime. But with many long, desolate roads between destinations, people had few options for rest when night came. Camping in a tent was a possibility, however people wanted more of the comforts of home. This desire to greater enjoy the camping experience caused the invention of the travel trailer. A vehicle could easily pull these mobile homes on wheels on road trips. Early travel trailers offered small beds and a little bit of living space, however, it was a great improvement over sleeping on the cold, hard ground in a tent. After the end of World War II, returning veterans had a difficult time locating affordable housing for themselves and their families. Increasing the size of travel trailers to comfortably house an entire family solved this problem. These houses on wheels gave the veterans a budget friendly option for housing that could be easily relocated to a new location. This was the true start of what we consider today as mobile homes. By the 1960’s, the public’s desire for even more improvements in these trailers increased. The younger American homebuyers saw this as a cost-effective opportunity for homeownership. They wanted larger trailers with all the latest modern conveniences. At this point, the industry decided that these mobile homes that were meant to be residences should be called house trailers, as opposed to the camping type travel trailer units. These developments brought us even closer to today’s mobile homes. In the mid 1970’s, the Department of Housing and Urban Development developed new standards for safety and construction of mobile homes that were to be used as permanent residences. These regulations were even stricter than those that were imposed on the stick built housing industry. These codes that HUD developed, overrode everything already in place by state and local governments. This was the point where the corner was turned, taking the industry away from its association with a travel trailer. The 1980’s and 1990’s brought even stricter codes, making most mobile homes safer than similarly styled stick built homes. These codes demanded at the industry wording from mobile homes to manufactured homes when referring to any home built after 1976. There were new codes put in place to improve anchoring, strapping and tie down. These late model homes are as luxurious as their stick built counterparts, with beautiful plush carpeting, enormous amounts of living space, and the best amenities money can buy. If you were to put some of these models next to a stick built home of a similar floor plan, you may not even be able to tell the difference. Comparing one of these new manufactured homes to the travel trailers of many years ago shows an amazing progression.
