Wholesale Manufactured Homes

Wholesale manufactured homes used to be accessible only to dealers or land developers who would put in large orders.  The general public only had the option of going through a dealer, thereby not only paying the amount due to the factory that put the home together, but also the dealer commission and mark-up.  Yet more and more across the United States there is the trend where manufacturers are throwing open the doors to their factories and inviting the general public in.  If you are in the market for a brand-new manufactured home, think wholesale! Manufactured homes are actually becoming more and more popular, especially considering the fact that they take so much less time to construct than those being built on site directly.  After all, when you decide to have your home built on site, you will need to factor in bad weather, delays because of weather damaged wood, stolen supplies, and just about any other delay that may come along.

On the other hand, a manufactured home will be put together in a factory where it is not subject to weather influences.  At the same time, you will not have to pay extra for lost, stolen, or wasted supplies since the manufacturer has a pretty good idea already how much of everything is needed to put together your particular home. Add to this the favorable concept of wholesale - manufactured homes never looked so good!  You will save literally thousands of dollars between the monies you could have spent having a house put together on site, and the money you would have had to spend at a dealer who would simply act as the go between.

Of course, purchasing wholesale manufactured homes still has some caveats attached to it, no matter how great the deal you are getting is. To this end it is important that you not only read the fine print as it is handed to you, but that you also ask for clarifications in writing if you are not sure about something. For example, did you know that some wholesalers will not guarantee their ability to produce the home you ordered, while others do indeed offer that guarantee?  The former is due to the fact that a factory will put smaller orders on hold if a large set of orders, for example from a developer, comes in.  You may then one day simply receive a letter stating that your home delivery date has been changed.  Also keep in mind that wholesale manufactured homes – while very often they are unbelievable deals – will not always offer the same contract services that dealers will offer you.  For example, the factory may build the home and deliver it, but you will need to provide the slab it will sit on and provide for the inspections that are required.  Make sure you are aware of these issues before signing on the dotted line so that you will not get some unwanted surprises halfway through the project or just when you are ready to take possession.
