New Modular Homes
When the topic of modular homes used to come up, the thought was instantly of small square homes consisting of less than 1,000 square feet with two bedrooms and sometimes a basement, but usually set on a flat concrete slab. They were easy to spot and they mostly looked alike, but today’s new modular homes are difficult to distinguish from a conventionally constructed house.
New modular homes can be found ranging from under 1,000 square feet to over 3,000 square feet and larger, complete with basements and attached garages, typically added once the main home has been assembled. The construction of new modular homes must meet local and state building codes of the area where they are located as they are assembled.
Many architects are making modernistic statements with state-of-the-art projects that can defy the imagination. Cathedral ceilings, glass walls and interior pillars add a luxury appearance not usually associated with modular homes. The newer looks appeal to many people and the cost of such grandiose buildings is often less than conventionally constructed houses.
Many modular home communities are cropping up with investors buying new modular homes from manufacturers and assembling them in a community for resale. They also take advantage of modular homes being ordered and the prospective buyers canceling the project, leaving the builder with an unfinished home on the deck.
These type modular homes can be bought at a reduced rate, provided the buyer is will to accept the options chosen by the original buyer, and turn them into a small profit in their modular home community.
Large stately homes are showing up on hillsides and modular log cabin homes are appearing on wooded lots throughout the country. Cape cods, colonials and even storybook houses are being offered from the factories of modular homebuilders. Building the components in the controlled factory environment assures superior quality construction and assembly can be done quickly and easily on an owner’s lot. Local building codes have to be followed so the homeowner can be sure the home will meet his expectations.
