This list does not include the cost of the finished building lot or local development fees, since these vary widely. The following costs are in addition to those for the factory-constructed modules, which typically run between $20-$30 per square foot, depending on size and level of amenities.
     
  • A. Installation and Trim. This includes the work to install the home on a foundation system, join the modules and install the carpeting. 
  • B. Utility Hook-up. This includes the work to bring existing sewer, water, electrical and gas utility from the curb and connect these utilities to the home. This price does not include fees for the utility hook-ups. 
  • C. Site Preparation. This work includes the rough grading of the lot to accept the home and the excavation of the foundation area to achieve a finished floor elavation that is at or near grade level. 
  • D. Foundation. This work involves constructing a system which meets requirements of the Federal Housing Administration (FHA) and the Federal National Mortgage Association (FNMA). 
  • E. Concrete Work. This includes the cost for driveway, sidewalk and steps. 
  • F. Engineering. This cost if for preparation of the necessary site plan, architectural exhibits and soils tests needed to obtain a building permit. 
  • G. Carport/Garage. This cost is for a two-car garage or carport, including the flatwork for the pad. 
  • H. Finish Grade/Landscaping. This is for the work necessary to finish the grade for drainage and landscaping.
